Renovation of a commercial property into a residential development comprising 27 apartments over three floors.
Role
Construction delivery team (able to act as Principal Contractor or contractor depending on contractual structure).
Scope
Strip-out, structural alterations, full internal reconfiguration, first and second fix, finishes, and coordination of all trades.

Sussex House – Commercial Property Converted to 18 Residential Flats
Conversion of Sussex House, a former commercial property, into 18 self-contained residential flats across three floors.
Role
Construction delivery partner – able to support in Principal Contractor or contractor capacity depending on project phase and structure.
Scope
Strip-out and enabling works, structural alterations and internal re-planning, fire compartmentation and escape strategy upgrades, M&E redesign, installation and coordination, installation of kitchens, bathrooms and internal finishes, common areas and circulation spaces, coordination with building control and consultant teams.
Outcome
A fully converted residential development delivering 18 modern apartments, transforming an under-utilised commercial asset into high-quality residential housing.
London Road – Conversion of Two Semi-Detached Houses into HMO Flats
Conversion of two semi-detached residential houses into purpose-designed HMO accommodation, creating a total of eight HMO flats.
Role
Contractor / Construction Delivery Team (able to operate in Principal Contractor capacity depending on contractual structure).
Scope
Full internal strip-out and re-planning of layouts, fire safety compartmentation and compliance upgrades, acoustic and thermal performance improvements, structural alterations and strengthening where required, installation of new services and internal fit-out, HMO-compliant kitchens, bathrooms and circulation areas, coordination with building control and local authority licensing.
Outcome
The project delivered high-quality, compliant HMO accommodation designed for multi-occupancy living, meeting both regulatory and licensing standards while maximising the functional use of space.
London Road – New Build Two-Storey HMO Property (4-Bed Flats)
Delivery of a new-build two-storey residential property designed specifically for HMO use, comprising multiple 4-bed HMO flats constructed to modern layout, safety and amenity standards.
Role
Construction delivery team – coordinating trades and managing programme from substructure through to finishes.
Scope
Groundworks and superstructure construction, envelope and roof build, internal partitioning and layout configuration, fire safety strategy implementation, full M&E installation and commissioning, high-quality internal finishes suitable for multi-occupancy, external works and site development.
Outcome
A modern, purpose-built HMO scheme providing safe, compliant and efficient accommodation, designed for long-term operational use and robust lifecycle performance.
Commercial-to-residential conversion – contractor replacement
Completion of a commercial-to-residential conversion after the removal of the original contractor due to quality concerns.
Role
Contractor taking over mid-project at the request of the Principal Contractor.
Scope
Review of existing works, rectification of poor-quality elements, completion of remaining works to meet required standards.
Outcome
Project brought up to the required standard, delivered to completion and handed back to the Principal Contractor and client.
Commercial-to-residential conversion – remedial and completion works
Second commercial-to-residential scheme where J & E Construction was appointed to complete and correct works started by others.
Role
Contractor focusing on remedial and completion works.
Scope
Defect identification, remedial works, re-programming outstanding works, coordination with building control.
Outcome
Fully compliant, high-quality finish achieved, restoring client confidence in the project.
